Board of Directors Meeting

January 8, 2005

 

The Board Meeting was held at the home of Kim Saxon, 22804 Lunes.  Doug Eibsen called the meeting to order at 9:45.  A quorum was established.

Diane O’Neall made a motion to approve the minutes from the November 13, 2004 board meeting.  Sylvia Sullivan seconded the motion and the minutes were approved.

 

Ron Froncek told the board that he would have the other posts set and the ropes through them by the end of the month.  He asked if we could add him as a purchaser on our account Galveston Wholesale Lumber.  Kim Saxon made a motion to add Ron to the account so as he could purchase materials for Terramar projects.  Wanda Greer seconded the motion and the motion passed.   Ron agreed to purchase a “creepy crawler” type device to help keep the pool clean.  It will be the type that does not require an additional pump but runs off of the skimmer.   Ron also agreed to check into purchasing a security camera for the pool area along with a motion light.  Ron recommended that the pavilion underside be pressure washed and painted this spring.  The board agreed and told him to fit it into his schedule when he could.  Also, Ron will check to make sure that all the deck boards on the marina fishing dock are securely screwed down.  Ron informed that board that Bob Moody had donated the picnic table for the pavilion.

 

Pool:

Diane O’Neall will continue to check on new fencing for the pool area and bring in bids for the March meeting.  She will check on the appropriate codes as far as height.  Doug Eibsen suggested that the fence be installed at the bottom of the pool hill rather that on the top.  Diane will get new “pool rules” signs made up.  The board decided that we needed one large sign and two small ones.  It was discussed that new pool keys would be needed to distribute at the annual meeting after the fence and gate are replaced.  The keys will be numbered and have “do not duplicate,” printed on them.  Ron Froncek and Bob Majewski agreed to replumb the pool for temporary repairs until next year when the board plans on raising the pool equipment area and building a replacement for the container that houses the pool equipment and a building to conceal the port-a-cans.  This will be presented to the homeowners at the annual meeting for a vote.

 

Treasurer’s Report:

John Ringrose was not present.  Bob Bowe reported that the phone bill had not been paid for the emergency pool line.  The bills had been going to an incorrect address.  It is now straightened out and paid.  John Ringrose is currently getting a count of vacant and developed lots to assure we are charging mowing fees correctly to homeowners.

 

Fund Raisers:

The board discussed different fundraisers for Terramar for the purposes of beautification funds and to foster community involvement.  T-shirt sales, garage sales, crawfish boils and spaghetti dinners were discussed but nothing definite was decided.  The board was leaning towards the garage sale idea with possibly a dinner at the same time.  It will be discussed at the next meeting.  Wanda Greer suggested that we bring it up at the annual meeting and ask for volunteers. 

 

ACC Committee:

Section 6 has an unusual restriction in that it requires a 20’ rear setback line for the cul-de-sac lots.  When the restrictions were written many years ago before the bulk heading, the lots were much larger.  The board agreed to have the ACC committee review and possibly grant variances for this restriction on a case-by-case basis in this section since it is the only section with this restriction and does not appear to serve any purpose. 

 

City Issues:

Wanda Greer will get with the city concerning the beach access signs for the beach walkovers.  Bob Majewski is working on getting the permits to rake the beaches in front of Terramar.  Bonny English informed the board that she had received a letter from Jerry Patterson of the Texas General Land Office as had several other beachfront property owners that their homes would have to be relocated by June of 2006 if the vegetation line does not re-established itself. 

 

 

Wanda Greer made a motion to adjourn the meeting at 11:30.  Bonny English seconded the motion and the motion passed.
